Renovate versus replace

Not every old building should be saved.

Good private-island renovation is selective. Preserve structures that have sound foundations, useful siting and rebuildable envelopes. Replace components that will create recurring maintenance problems in salt air or do not meet the desired hurricane-resilience strategy.

Have you mobilized a crew on a cay with no existing services?

Ask how the contractor handles temporary housing, water, power, sanitation, equipment, food, fuel and emergency planning. Remote mobilization can be a major part of the project.

Who manages barging, containers and material storage?

Clarify who owns the logistics schedule and how imported finishes will be protected from weather, salt and construction damage.

Can you coordinate marine, structural and utility scopes?

Renovation may involve a dock contractor, civil or structural engineers, electricians, plumbers, solar providers, water-treatment specialists and specialty finish trades.

How will you document existing conditions and change orders?

Older island buildings can reveal hidden conditions once demolition starts. Require a clear process for documentation, pricing, approvals and schedule impacts.

What should remain on the island as spare inventory?

For remote properties, owners often plan ahead for pumps, controls, filters, hardware, appliances and other components that may be difficult to source quickly after completion.
